The short answer

Three different jobs for a film.

A corporate film introduces the business and its capabilities. A brand film develops a story about what the brand stands for. A digital ad expresses a campaign proposition for a particular viewing or buying moment.

One project may need more than one of these. Shared filming can help, but each output still needs a clear role and a deliberate edit.

What about a demonstration?

Show the product working when that is the question.

A product demonstration makes function observable. An explainer makes an offer, process or service understandable. Neither is automatically the same as a company film or a product advertisement.
